315 E 12th Street

The scope for this project was to connect three separate buildings built in the 1920’s; two duplex residences and a two-story garage with an apartment into a single residence. We converted the existing 3,065 SF building into 4,212 SF by demolishing the middle garage and building a new two-story structure in its place, connecting the buildings together.

Due to the historic classification the brick and windows of the existing building were untouched. New windows were installed on the middle structure only. The original hardwoods were kept and reclaimed red oak was installed in the newly constructed middle building. Key features include iron windows and doors, shiplap walls, and a custom pool with water features.

The renovation was part of a larger scope that connected three separate buildings, built in the 1920’s, into a single residence. What was previously the existing kitchen, dining room, bathroom, and a portion of the former bath of the attached duplex is now the approximately 300 square foot Kitchen.

Three large windows fill the kitchen with natural light. This, along with the layers of artificial light, highlight the beautiful finishes. Features include original hardwood floors, two-tone cabinets, farmhouse sink, quartzite countertops, and professional grade stainless steel appliances.
