About Plans
What Is a Home Maintenance Plan?
A home maintenance plan is a personalized system — built around your home’s specific needs — that keeps everything running smoothly, season after season.
You can manage it yourself, let us take care of it, or do it together.
It’s not just a convenience. It’s a smart investment in your home’s long-term value, comfort, and safety — and your peace of mind.
The cost of a plan depends on factors like your home’s age, systems, and layout. But the real value is in catching problems early — before a dripping valve becomes a flood or a missed inspection turns into a costly surprise.
What a Good Maintenance Plan Should Include
✅ Professional Services
Skilled care from experienced professionals who know what to look for — and when to act.
✅ Preventive Focus
We prioritize what prevents problems, not just what’s broken today.
✅ Tailored to Your Home
Every home is different — we consider your age, style, systems, and how you live.
✅ Clear Scope
Whether seasonal, system-specific, or whole-home, you’ll know exactly what’s included.
✅ Detailed Task Lists
You’ll see what we’re doing, when, and why — not just checkmarks.
✅ Budget Clarity
Transparent pricing with flexible options if you want to add more later.
✅ Planned Scheduling
We map it out in advance — no guesswork, no missed steps.
✅ Open Communication
You’ll get updates after each visit — and we’re always here when you need us.
✅ Shared Commitment
Whether you do some tasks yourself or we handle everything, we’re in this with you.
⚠️ What a Maintenance Plan Isn’t
-
❌ It’s not a generic one-size-fits-all checklist you download online.
-
❌ It’s not just a monthly handyman visit.
-
❌ And it’s not emergency repair coverage — it’s what helps you avoid needing that in the first place.

How We Approach Home Maintenance Plans
Every home is different — and so is every homeowner. That’s why our planning process starts with a simple conversation:
What are your priorities? How involved do you want to be? And what does your home truly need?
From there, we help you choose a plan tier and match it with the right maintenance template and checklists. Our checklist-driven system ensures no detail is missed — and every task is based on proven best practices.

Why Checklists Matter
At first glance, a checklist might seem simple — just a list of tasks. But in the hands of experienced professionals, a well-built checklist becomes something more: a system for protecting your home’s comfort, safety, and value.
A good home maintenance checklist should:
🛠️ Help you stay ahead of problems before they turn into costly surprises
🧩 Break big goals into small, doable steps
📈 Protect your investment — and your peace of mind
✅ Why Our Checklists Work
Our checklists are:
-
Curated from years of real-world experience in Houston homes
-
Organized by season, system, and urgency
-
Easy to explain and share — whether you’re managing them or we are
-
Flexible — they can evolve with your home and your lifestyle
🧰 Checklist Categories We Use
We use one or more of these checklists in our plan tasks:
-
Basic Maintenance – Core tasks every home needs
-
Seasonal Maintenance – Spring, summer, fall, and winter prep
-

-
Monthly, Quarterly, Annual Tasks – To keep things on track long-term
-
Exterior Maintenance – Roofing, drainage, landscaping, paint
-
Appliance Maintenance – From kitchen to laundry
-
HVAC Maintenance – Air filters, condensers, system testing & more
These checklists are the backbone of every plan we build — whether you’re doing it yourself or we’re managing it for you.
Who Needs a Home Maintenance Plan?
Our plans are designed for homeowners who want clarity, consistency, and peace of mind — whether they prefer to stay hands-on or hand things off.
A maintenance plan can save you time, stress, and costly surprises if:
-
🏃 You’re busy (or travel often) and don’t want to think about home upkeep
-
🧰 You’re not handy and prefer trusted professionals to handle the details
-
🏚️ Your home is 10+ years old and starting to show signs of wear
-
💡 You’ve dealt with surprise repairs before — and want to get ahead of them
-
🏡 You’re thinking about resale and want your home to show its best
What If You’re More DIY?
Not everyone needs a fully managed plan — and that’s okay. You might benefit from a light-touch, self-managed option if:
-
🔧 You’re a confident DIYer with time and tools
-
📋 You already follow a good checklist — and stick to it
-
🆕 Your home is brand new and still under full warranty
Even then, our checklists and planning templates can help you stay organized, avoid costly mistakes, and know when to call in help.
👋 Not Sure Where You Fit? Let’s Talk.
We’ll walk you through what a maintenance plan includes, what it costs, and how it can be tailored to your needs — whether you’re managing it yourself, partnering with us, or handing it off entirely.
How to Get Started
Whether you want to manage your own plan, partner with us, or hand everything off — it all starts with a clear, personalized process.
Here’s how we help you build the right plan for your home:
Step 1: Schedule Your Free Home Walk-Through
We start with a comprehensive in-home assessment to understand your home’s age, layout, systems, and specific needs — including any areas of concern.
Step 2: Build a Draft Plan Together
Using one of our proven templates and checklists, we’ll tailor a draft maintenance plan that reflects your goals, budget, and preferences — including any tasks you’d like to handle yourself.
Step 3: Review and Finalize Your Plan
We incorporate your feedback and finalize the details — making sure your plan fits your home’s style, age, condition, and your day-to-day lifestyle.
Step 4: Set Your Service Schedule (or Self-Manage)
If you choose a co-managed or fully managed plan, we’ll schedule your first services and coordinate our trusted trade partners.
If you prefer to self-manage, you’ll receive a complete plan and checklist package — and can reach out anytime if you need support.
You’ll work with the same trusted team from day one — with direct access, open communication, and a long-term commitment to your home.
Your Onboarding Process
What to Expect After You Sign Up
We make it easy to get started — and even easier to stay on track. Here’s how we onboard every new Houston Home Maintenance client:
- Step 1: Welcome & Walk-Through
After you sign up or express interest, you’ll receive a welcome email with next steps. Our team will contact you directly to schedule your free in-home walk-through.
- Step 2: Personalized Plan Draft
During the visit, we’ll assess your home’s systems, layout, age, and any concerns you have. Then we’ll build a personalized draft plan using our proven checklists and your selected plan tier.
- Step 3: Plan Review & Approval
We walk you through the draft, answer questions, and make adjustments based on your lifestyle, budget, and preferences. Once approved, you’ll get a copy of your full maintenance plan and schedule.
- Step 4: Service Begins
With your approval, your plan kicks off. You’ll receive calendar reminders, checklists, and communication from the same team you met — not a call center. We’re your go-to resource for keeping your home in great shape, season after season.
