A Thoughtful Care Program

Every home deserves consistent, expert care — whether it’s brand new, decades old, or somewhere in between. Our maintenance plans are designed to protect your investment, simplify your life, and give you peace of mind year-round.

How We Do It

  1. It all starts with a detailed walk-through of your home to understand its short- and long-term needs.
  2. From there, we build a personalized plan using proven checklists — carefully selecting tasks that fit your goals and budget.
  3. Once the plan is in place, we coordinate with our trusted trade partners to deliver high-quality service at every step.

Throughout it all, we act as your advocate — making sure your home stays safe, comfortable, and ready for whatever comes next.

What is a Home Maintenance Plan?

A home maintenance plan is a professional service agreement that takes routine upkeep off your to-do list — and puts it in the hands of skilled professionals like us. It’s not just a convenience; it’s a smart investment in your home’s long-term comfort and value.

The cost of your plan depends on factors like your home’s age, style, and specific needs. But the real value goes beyond price: it’s about preventing small issues from turning into costly repairs — like a flooded attic, a moldy crawlspace, or an HVAC breakdown in the middle of a Houston summer.

Here’s what a good home maintenance plan should include:

  • Professional Services
    • skilled care by experienced professionals.
  • Preventive Focus
    • proactive steps that prevent bigger problems down the line.
  • Tailored to Your Home
    • customized to your home’s age, systems, and needs.
  • Clear Scope
    • whether seasonal or HVAC specific, you’ll know exactly what’s covered.
  • Detailed Task Lists
    • tasks are explained in detail, so you see the “why” behind the work.
  • Budget Clarity
    • transparent costs, with flexibility for upgrades if you want them.
  • Regular Scheduling
    • we plan ahead, so you’re never caught off guard.
  • Open Communication
    • updates after every visit, so you’re always in the loop.
  • Shared Commitment
    • we work together to make sure the plan works for you.

What a maintenance plan isn’t:

  • It’s not an emergency repair service (that’s reactive).
  • It’s not a monthly handyman checklist (which can miss the bigger picture).
  • It’s not a generic, one-size-fits-all contract.

Our Approach to Plans

Our goal is to make sure your home gets exactly what it needs, so we start with a discussion about your goals and your home’s unique details. Then, we help you choose one of our six maintenance plan templates.

Maintenance Plan Templates:

  • Starter
    • For newer homes or first-time homeowners
  • Essentials
    • For busy homeowners who want the basics handled
  • Comfort
    • For older homes or those that see a lot of use
  • Premium
    • For homeowners who want total peace of mind
  • Investors
    • For local property owners managing 2–3 homes
  • Elite
    • For large homes, luxury properties, or “white glove” service

Each plan template is linked to a set of proven checklists, like these:

  • Basic Maintenance
    • Essential tasks for every homeowner
  • Seasonal Maintenance
    • Covering spring, summer, fall, and winter
  • Severe Weather / Hurricane Prep
    • Houston-specific tasks to protect your home
  • Monthly, Quarterly, Annual Maintenance
    • For organized, long-term care
  • Exterior Maintenance
    • From roofing to landscaping
  • Appliance Maintenance
    • Keeping kitchens, and laundry appliances running smoothly
  • HVAC Maintenance
    • In-depth care for your heating and cooling systems

For example, the Starter Template includes the Basic Maintenance Checklist and the Severe Weather / Hurricane Prep Checklist.

Next, we create a personalized maintenance plan for your home, combining your selected template and checklist items — then tailoring them to your home’s needs.

Why checklists?
Our checklist-driven approach ensures no detail is overlooked. Built on real-world experience and proven best practices, they ensure every part of your home gets the attention it deserves. Plus, they provide a clear set of tasks that can be shared, explained, and tracked.

Who Needs a Home Maintenance Plan?

A custom maintenance plan can save you time, stress, and money — especially if:

  • You’re busy (or travel often) and don’t want to think about upkeep.
  • Your home is 10+ years old and starting to show signs of wear.
  • You’ve had surprise repairs before and want to avoid that stress again.
  • You’re not handy and prefer to outsource with confidence.
  • You’re thinking about resale and want to keep your home in top shape.

Not everyone needs a full plan. An annual checkup might be all you need if:

  • You’re a confident DIYer with the time (and tools!) to stay ahead of tasks.
  • You already follow a proven checklist (and actually stick to it).
  • Your home is brand new and under full warranty.

How to Get Started

Here’s our simple four-step process:

Step 1. Schedule a Free Home Walk-Through
We’ll start with a thorough home assessment to understand your home’s unique needs and gather important details — like age, style, and condition — to create a draft plan.

Step 2. Create a Draft Personalized Plan for Your Review
Using a proven checklist and a plan template, we’ll tailor a draft maintenance plan that aligns with your budget and priorities. We’ll review it with you, noting any tasks you prefer to handle yourself.

Step 3. Review and Confirm Your Personalized Plan
Building on what we learned during the walk-through and your feedback from the draft plan, we’ll finalize a maintenance plan that fits your home’s style, age and condition. We’ll walk through it together to make sure it aligns with your budget, lifestyle and goals.

Step 4. Set Your Service Schedule
Once your plan is confirmed, we’ll establish a six-month service schedule — so you can relax knowing your home is in good hands.

You’ll work with the same trusted team you already know — and have direct access when you need help.
